Her engine is running very rich
running rich? carbon buildup? mine does it a little bit but not like that.
mine did the same thing to my garage floor when i had my 3" catless dump exhaust. i was at a near perfect idle...13.9-14.9. this is no problem, unless you can smell really bad gas fumes. otherwise its just carbon from the exhaust

Normal. If you dont want it to stain, better clean it up quick lol.
Looks like you may have a leaky exhaust joint. Try tightening down the exhaust clamps.
